This is a reconstruction of a commercial building with 36-storey height office tower, 16-storey height retail area and 4-floor basement adjacent to existing MTRC tunnel, station and vent shaft.
The approximate site area and GFA was 4,434 sqm and 67,134 sqm respectively. Raft foundation with corbels was proposed to minimize the effect to adjacent MTRC structures. Anchor piles were also proposed at basement slab to support the approximately 20m depth hydrostatic pressure. Approximately 12m depth retaining wall was reused where structural tests were carried out to justify the structural adequacy.
Wind tunnel test was carried out to have a cost-effective foundation and superstructure design. Glass fins with titanium insert were adopted as lateral support of facial glass panel. Testing of long-term effect due to UV, temperature and moisture was proposed for the use of SGP.
It was the first Hong Kong building that achieved pre-certification of the highest Platinum level under Leadership in Energy and Environmental Design (LEED) of the U.S. Green Building Council (USGBC).
